Having bought, renovated, and built a few houses, we often are asked what our must-haves are in a house. So, today we wanted to take the time to answer your questions and get you our top 10 must have items when building or renovating a home.
1. Front Entryway
Seriously, you will thank us later when you aren’t tripping over shoes. It is so great to be able to hide away all the shoes and coats in a closet or some other type of storage in the entryway. Especially if you have kids, their little shoes are always everywhere! Read on here for more ideas on creating an organized entryway.

2. Large Kitchen Island
This is probably my favorite must-have item for a home because of how often it is used. The kitchen is the center of the home, and when you have a large island it is also the focal point. It is beautiful and adds function. We have at least 4 bar stools at our island. It is constantly in use when we eat dinner as a family, entertaining, and for food prep. 3. Large, Hidden, Walk In Pantry
A walk-in pantry is truly amazing. It is even better when it is hidden away! It holds everything and hides all those appliances you don’t want out in your kitchen, like your bulky food ninja, blender, or whatever item it may be. I put everything in ours! 4. Dedicated Kids Space
If you have kids you already know how important this is to a home. But even if you don’t have kids yet, it is something to think about for the future if you are currently looking to build a home or renovate your space. A kids space where you can hide toys away when not in use is a game changer. On days that I just don’t have it in me to clean up another item, it is so nice to be able to shut the door to their playroom and call it a day! 5. Fireplace, Preferably a Wood Burner!
This is a pretty important must-have item for us! I grew up with a wood burning fireplace, so I am a little partial to them over gas fireplaces, but as long as there is something! They add ambiance and warmth to your home. It creates a cozy atmosphere that I love in a home. Also, if you do have wood burner, there is the added benefit of heat! Yes, you can heat your home in the winter from your wood burner. (Disclaimer: it is a lot of work to prep all your wood in the fall, but it is totally worth it!) 6. Large Mudroom
Our mudroom is used constantly. With kids you have boots, jackets, bookbags, and sport equipment. You need a space where you can take your dirty clothes or boots off, without tracking it through the house! This is especially importnat if you have land and are working outside a lot! 7. Hidden, Pull-Out Trash
This is a game changer! It is a small item, but absolutely essential! Most have them hidden in their island with a cupboard door that pulls out. Typically there is room for two receptacles as well. 8. Stand Alone Tub + Shower in Master Bath
Having a large stand alone tub is amazing if you need to relax after a long day, or simply if you like baths. We also used it a lot with our boys! Stand alone tubs and showers are often more spacious and luxurious, which is exactly what you want in a Master Bath! You can view more dreamy master bathrooms here.

9. Large Back Deck
We think this is a must have item for building or renovating a home if you like being outside and/or entertaining! We love having a back deck to host friends and family, entertain, or just to relax in the evening. If you can’t build a deck right now, then at the very least, make sure your lot is set up for one that you can add in the future. Also be sure to view pictures and do your research before adding a deck, as they come in many different shapes, sizes, heights, and with various features. Here are a few ideas to get you started!

10. Vaulted Ceilings
Our last of the 10 must have items when building or renovating a home is vaulted ceilings. It is one of those items that you don’t think you need. Or you think it won’t make a big difference. But, once you experience them for yourself, you won’t go back! Vaulted ceilings transform a space and make everything feel spacious and airy.
